The Buying a Home Checklist will outline the Basic Documents you will need to gather to get a Mortgage Approval.

Buying a Home Checkist

Basic Documents:

  • Copy of most recent Equifax Report (click link to your Report)
  • Signed Purchase and Sale Agreement (if offer put forward was Accepted)
  • MLS Listing (if Property was selected or Offer was put forward)
  • Notice of Assessment (NOA) for 2 recent Tax years
  • Confirmation of Down Payment (Bank Statement showing Balance for 3 months)

Required Income Documents If Employed:
(only bring which Apply to your situation)

  • T4 for recent 2 years
  • Letter of Employment (recent within2 weeks)
  • Pay Stubs (recent 2 pay periods)
  • Child Benefits Pay (Bank Statements showing deposits into account)
  • Disability Pay (Bank Statements showing deposits into account)
  • Pension / Old Age Security Pay (Bank Statements showing deposits into account)
  • Rental Income (Bank Statements showing deposits into account)
  • Lease Agreements for Rental Properties

Required Income Documents If Self Employed:

  • T1 Generals for 2 recent Tax years
  • Master Business License or Articles of Incorporation
  • Business Financials for recent 2 Tax years (Notice to Reader)
  • 6 Months of Business Bank Statements
